Buying a property can involve a large amount of technical information, unfamiliar terminology and difficult decisions.

I provide fixed-fee remote advice to help buyers understand survey findings and identify potential concerns from property listings before committing further time or expense.

These services are provided remotely and do not include a physical inspection of the property.

Service 1: Survey Report Review

Have you received a survey report from another firm and are unsure which findings genuinely require attention?

Survey reports can be detailed and technical. They may identify numerous defects, maintenance items and recommendations for further investigation, making it difficult to understand what matters most.

What is included

You securely provide a copy of your survey report for review.

I will read the report and then hold a private 30-minute video consultation with you to:

  • explain the principal findings in clear language;

  • distinguish routine maintenance from more significant concerns;

  • help you understand recommended further investigations;

  • identify useful questions for the surveyor, seller or conveyancer; and

  • discuss the practical next steps before exchange.

Fixed fee

£149 including VAT

This service provides an independent explanation of the written report supplied. It does not constitute a new survey, valuation or physical inspection, and it does not replace advice from the original surveyor, your conveyancer or other relevant specialists.

Service 2: Property Listing Review

Before arranging multiple viewings, it can be helpful to obtain an experienced view of what the listing photographs, floor plan and available property information may indicate.

What is included

You provide up to three active property listing links from Rightmove, Zoopla or an estate agent’s website.

I review the available information, including:

  • the apparent age and construction of the property;

  • the roof form and visible external features;

  • extensions and alterations shown in the photographs or floor plan;

  • apparent layout limitations;

  • nearby trees, slopes or other visible site considerations; and

  • matters to investigate during a viewing.

You will receive a short recorded video explaining the main observations, potential concerns and questions to raise with the selling agent.

This is a desktop review based solely on publicly available listing information. It is not a survey, valuation or structural assessment. Listing photographs and floor plans may be incomplete, outdated or misleading, and concealed defects cannot be identified without an inspection.
